What Residents Get
Now relax even more – Pillow’s intuitive, simple to use software just got even easier. Now, residents can sign up to host their units with the Pillow Mobile app.
Pillow, Airbnb’s preferred partner, made it easier than ever for multifamily owners to offer short-term rentals. Residents can check the mobile app to see if their building has joined the Pillow Global Network. More and more communities are joining each week! As soon as the building partners with Pillow, it is a simple process for residents to become hosts: Download the Pillow.com app on iOS or Android to get started.
Upon sign-up, the app will detect to see if residents already have an existing Airbnb listing. If you’re already on Airbnb, great! Pillow’s new app will copy your listing over, hassle-free, so you can access everything you need to provide short term rentals in one easy place. If you’re not already on Airbnb, no worries! You can easily create a listing right from the app. Enter your information and Pillow will do the rest- you never even have to open Airbnb. The Pillow app will let you personalize your listing, you can make it go live with just a few simple clicks.
Managing short-term rentals is simple with this new app. You can leave your computer behind and do everything you need to do to provide fantastic rentals right from your phone. With Pillow’s app, you can maintain your calendar and set prices, upload photos of your place to add to the listing and communicate with potential guests through the simple messaging feature. On the app, you can also easily keep track of any restrictions your building owner has set on short term rentals. If there’s a cap on the number of total nights you can rent out your unit each year, you’ll be able to keep track of your running total of nights hosted. You’ll also be able to see any nights that your building owners have blocked off to rentals well in advance, so that you can plan your hosting schedule accordingly. The app lets you view earnings from reservations and will even predict your future earnings based on the rentals you schedule. To make the short term rental hosting process as easy as possible, Pillow also keeps track of all your upcoming reservations in a single calendar. Pillow will send you notifications directly to your phone, keeping it as simple as possible. It gets even better! Residents who use Pillow’s network of vetted cleaners for turnovers can see all of their scheduled turnovers for upcoming reservations.
Key Features Summary:
Dan Palumbo, co-founder and CTO at Pillow, commented on the new app:
“Residents in a Pillow community should download the app because it’s the easiest way to become a host, making extra money when they’re away. They will find their community in the app, sign up, get an automatically created listing, and begin hosting effortlessly. Existing Pillow hosts should download the app because it’s the best way to manage their listings and bookings on the go, including keeping their calendars up to date and messaging with their guests.”
This app is the latest improvement Pillow designed to make the short term rental process easier for all parties involved. Short term rentals are a rapidly growing market. In 2017, Airbnb saw more than 240 million nights booked. Apartment complexes and other multifamily properties are in particularly high demand- more than 65 percent of short term rentals are booked in multifamily buildings because guests want the safety, convenience and amenities that come with an established apartment complex. Short term rentals are popular for hosts, too. A study by the National Multifamily Housing Council found that more than half of people aged 25 to 34 want the capability to rent out their apartments in the short term. For people under 25, this number is even higher- more than 60 percent! Landlords also benefit from providing short term rentals. These rentals are likely happening with or without their consent. By offering short term rental capability in a controlled way, like through the use of Pillow, landlords can gain control and transparency of the process. Pillow will also give landlords a 10 percent cut of the profits from each booked reservation. Furthermore, offering sanctioned short term rentals is a popular amenity likely to drive more people to the property. At the end of the day, everyone benefits from using Pillow. Our new app makes the rental process even easier.
Pillow is solving short-term rentals for multifamily properties, allowing building owners and property managers to have control and transparency over short-term rentals while enabling their residents to rent their units short-term on Airbnb. When someone books a short-term rental reservation with a resident, building owners are earning 10 percent of each booked reservation allowing them to invest back into their communities or help cover management expenses. Additionally, building owners receive daily and weekly short-term rental activity reports with key reservation information including dates, guests’ names and contact information. Landlords can also leverage Pillow’s Vacant Unit module to manage and monetize vacant units. With Pillow, landlords can rent out their empty units for a few nights at a time to make the most of this valuable asset. Pillow charges an 8 percent fee per completed reservation: the average property manager can make 10-30 percent more than typical market value by offering short-term rentals in addition to traditional leases. All in all, Pillow offers a one stop shop for managing short term rentals in multifamily buildings. With one service, you can offer your residents the flexibility to do the same and easily monetize your vacant units.
